Commercial Roof Inspections and Maintenance Programs

Catch the Small Problems Before They Leak.

Most expensive roof problems start as small ones that nobody saw: a clogged drain, a loose piece of flashing, a split in a seam. Scheduled inspections and maintenance find them while they are still cheap to fix.

Ongoing care

Why Scheduled Inspections Matter

Nobody looks at a roof until it leaks. By then, water has usually been getting in for a while.

A roof that is checked on a schedule rarely surprises its owner. Small failures are found and fixed in an afternoon, drains are kept clear so water doesn't sit on the roof, and you get a record of the roof's condition that makes budgeting predictable.

Scheduled care is a good fit for property managers responsible for several buildings, facility teams who need roof records, churches and institutions that budget a year or more ahead, and any owner who has just invested in a new or restored roof.

It is not the place to start if your roof is already leaking in several places or is wet across large areas. In that case, the first step is a repair or a larger project, and maintenance follows once the roof is sound. If you haven't had us look at your roof yet, start with a free roof inspection.

What we look at

What a Roof Inspection Covers

Small problems hide in the same places on almost every commercial roof.

  1. Walk the whole roof

We cover the full surface, looking for punctures, blisters, splits, worn coating, and areas that hold water.

  2. Check the details

We check the seams, flashing, drains, and penetrations, where most leaks start.

  3. Photograph the problems

Problem areas are photographed, so you can see them for yourself.

Plans

Roof Maintenance Programs

A maintenance program puts your roof on a schedule, so the visits happen without anyone on your team having to remember them.

Every plan is built around the building and what it needs, based on what we find when we inspect the roof. A plan for a church with a small, simple roof looks very different from one for a manufacturing plant with dozens of rooftop units, so we'll talk through the options for your building in person.

Depending on the system, a Conklin roof can come with up to a 20-year material warranty backed by Conklin Roofing Systems, with maintenance plans available.

Warranty terms vary by system and project; ask for details.

Spring and Fall Checks for Upstate Winters

The Mohawk Valley's long winters set the rhythm for roof care. Two visits a year line up with the two times the roof needs attention most.

Fall: get ready for snow

  • Clear leaves from drains, scuppers, and gutters before they freeze in place.
  • Seal open seams and flashing so meltwater can't get in.
  • Check the areas where snow drifts and ice dams form.
  • Plan any larger work for the next warm season.

Spring: find what winter did

  • Look for damage from ice, snow removal, and heavy snow loads.
  • Check for cracks opened by freeze-thaw cycles.
  • Clear debris that collected over the winter.
  • Schedule repairs and coating work for the drier months ahead.

Questions

Inspection and Maintenance FAQs

How often should a commercial roof be inspected?

At least twice a year, in the spring and the fall, and after any major storm. In the Mohawk Valley, the fall visit prepares the roof for snow and ice, and the spring visit finds what the winter did to it.

What is the difference between maintenance and a repair?

Maintenance is scheduled care that finds and fixes small problems before they leak. A repair is a response to a leak or damage that has already happened. The point of maintenance is to need fewer repairs.

Does a maintenance plan affect my roof warranty?

It can. Many roof warranties expect the owner to keep the roof maintained and to keep records of it. Depending on the system, Shield Roofs can offer up to a 20-year material warranty backed by Conklin Roofing Systems, with maintenance plans available.

Warranty terms vary by system and project; ask for details.

Do you inspect roofs you did not install?

Yes. Most of the roofs we inspect were installed by someone else. If the roof has problems that maintenance can't address, we'll tell you.
