Commercial Roofing Services in Amsterdam
Amsterdam's commercial roofs tend to be large and old, and many have been patched for years. For buildings like these, the most useful thing we can offer is a clear picture of what the roof needs and what it doesn't.
That might be a targeted leak repair over the occupied part of a building, a restoration system over a large roof that is worn but sound, or a plan to replace the worst sections first. You'll get a written proposal with photos within 24 to 72 hours of the inspection, and the options are laid out so you can compare them.

Buildings We Serve in Amsterdam
In the 1800s, Amsterdam made carpets, textiles, brooms, and pearl buttons, and it grew into the country's center for carpet and rug manufacturing. The Sanford Clock Tower, built in 1922 for the Sanford carpet works, still marks that era. The big carpet companies later moved away, but many of the buildings they left behind are still in use for manufacturing, storage, offices, and housing.
- Former mill and factory buildings with very large roofs, often re-covered more than once, where finding wet insulation is the first step.
- Warehouses and light industrial buildings, where a restoration coating can renew a worn roof without stopping the work inside.
- Downtown storefronts and offices, where older low roofs drain through scuppers, gutters, and inside drains that need to stay clear.
- Churches and institutional buildings, where leaks damage plaster, wood, and finishes that are costly to restore.
River city weather
Weather and Your Amsterdam Roof
Amsterdam sits where North and South Chuctanunda Creeks run into the Mohawk River, and its buildings get the full range of valley weather.
Heavy rain is a real test here. In late August 2011, the remains of Hurricane Irene caused serious flood damage along the city's riverfront. Storms like that drop more water than a neglected roof can handle: drains clogged with years of debris overflow, water backs up behind parapets, and old flashing gives way.
Winter adds snow and the freeze-thaw cycle. On a big old roof, water that gets into one open seam can travel a long way under the surface before it shows up inside, often far from where it entered. That's why we test for moisture across the roof instead of patching only where the ceiling is stained.
- Storm rainClear and properly sized drains, scuppers, and gutters move water off before it ponds.
- Hidden waterMoisture checks find wet insulation that a visual inspection misses.
- Re-covered roofsExtra layers can hold water for years and decide what work is possible.

Questions
Amsterdam FAQs
Can an old mill roof be coated instead of replaced?
Sometimes. A coating only makes sense over a roof that is mostly dry and has a sound deck, because it seals in whatever is underneath it. On an old mill, we check the insulation for moisture, look closely at the deck, and count the layers before recommending a roof coating. If the roof isn't a good candidate, we'll tell you and show you why.
Our building is only partly occupied. Do we have to fix the whole roof?
Not always. Large older buildings are often used in sections, and the roof can sometimes be handled the same way, starting with the areas over occupied space or with the worst problems. Your written proposal can lay out the work in phases so you can plan the cost over time.
Do you serve Fonda and the rest of the area around Amsterdam?
Yes. We serve Amsterdam, Fonda, and the other communities listed on our service areas page, all within about 100 miles of our base in Fort Plain.
