Know the signs
Signs It's Time to Replace
A roof rarely fails all at once. These are the signs that it's getting close.
- Shingles that are curling, cracked, or missing, especially after a windstorm.
- Heavy granule loss: bare patches on the shingles, or granules collecting in the gutters.
- Stains on ceilings or in the attic, or daylight showing through the roof boards.
- A roofline that sags or feels soft underfoot.
- Ice dams that form every winter along the eaves.
- Repairs that keep coming back in different places.
One of these on its own may only need a repair. Several together usually mean the roof is near the end of its life. Our free inspection will tell you which it is.
Not sure? Ask for photos.
Most homeowners never see their own roof up close. During the inspection, we photograph what we find, from the shingles to the flashing around the chimney and vents, so you can see the condition of your roof for yourself before making any decision.

Why We Tear Off Instead of Layering Over
Putting new shingles over old ones saves a day of labor, and that's why some contractors do it. It also hides the roof deck, so any rot or soft spots stay under the new roof, getting worse. The extra layers add weight to the house, and new shingles laid over an uneven old surface often don't seal or wear as well. Building codes also limit how many layers a roof can have, so the next replacement becomes a bigger job.
Ephraim has seen what happens when owners aren't told the truth. On one shingle roof tear-off, the owner had been told by the last contractor that there was only one old layer, so the new roof went right over it. When the crew opened it up, there were four.
We tear the old roof off down to the deck. That lets us replace damaged boards, put down new underlayment, and install the new shingles on a sound, flat surface. If we find a problem, we'll show you before we fix it.

Choosing your shingles
Shingle Options
Asphalt shingles come in a few main types. The right one depends on your house, your budget, and the look you want.
Architectural shingles
Thicker, layered shingles with a dimensional look. They are the most common choice for replacement roofs today.
Three-tab shingles
Flat, single-layer shingles with a uniform pattern. They are lighter and simpler, and less common than they used to be.

Questions
Shingle Roofing FAQs
How long does a shingle roof replacement take?
It depends on the size and steepness of the roof, how many layers come off, how much decking needs repair, and the weather. Most houses take from one day to one week, depending on the size and complexity of the roof. Your proposal includes an expected schedule.
Do I need to be home while you replace the roof?
No, but we'll want to talk with you before work starts and walk the finished roof with you at the end. Tear-off is noisy, so it helps to move cars out of the driveway and take pictures and fragile items off walls inside.
Will my homeowner's insurance pay for a new roof?
That depends on your policy and on what caused the damage. If your roof was damaged in a storm, we can inspect it and document the damage with photos for your claim.
We can document roof damage for your insurance claim. Coverage decisions are made by your insurer.
