Commercial Roofing Services in Schenectady

Schenectady is the largest city we serve, and its commercial roofs cover the full range: wide flat roofs on industrial and warehouse buildings, rooftop units on offices and medical buildings, and older roofs on churches and downtown blocks.

For large roofs, the decision usually comes down to restoration or replacement, and a lot of money rides on getting it right. Our free inspection includes the whole roof, with photos of every problem area, so the written proposal you receive is based on the roof you actually have.

Buildings We Serve in Schenectady

Schenectady built its name on industry. Thomas Edison moved his machine works here in 1887, General Electric made the city its headquarters in 1892, and the American Locomotive Company built locomotives here from 1901 until its plant closed in 1969. That history left the city with a large stock of industrial and commercial buildings, many of them now serving new uses.

  • Manufacturing and industrial buildings with large low-slope roofs, where a restoration system can cover a big area without the cost and disruption of a full tear-off.
  • Warehouses and distribution buildings in Rotterdam and around the city, where a leak can damage stored goods.
  • Offices, medical buildings, and retail centers with rooftop equipment, where most leaks start at curbs and penetrations.
  • Churches and older buildings near the Stockade, New York's first historic district (designated in 1965), and downtown.

Capital Region weather

Weather and Your Schenectady Roof

Snow is the obvious challenge here, but the thaws in between are often harder on a roof.

The National Weather Service's Albany station, the closest long-term official record, averages 59.2 inches of snow a season (1991 to 2020 normals). On a flat roof, that snow piles up against parapets and rooftop units, and it stays there until a warm spell melts it.

The same midwinter thaws that break up ice on the Mohawk River, which the U.S. Geological Survey describes as a particular ice jam flood risk for Schenectady, send meltwater across roofs while drains may still be frozen. Water backs up, sits against seams and flashing, and finds every weakness. Then it refreezes and widens the gaps it found.

A roof that comes through a Schenectady winter in good shape has clear drains, tight flashing at every curb and wall, and no open seams. Those are the first things we check.

  • Snow load and driftsSnow collects against parapets and rooftop units, where flashing is most likely to fail.
  • Midwinter thawsMeltwater needs open drains to leave the roof. Blocked drains mean ponding and leaks.
  • Large roofsA small open seam on a big roof can wet a large area of insulation before anyone sees a stain.

Questions

Schenectady FAQs

Fort Plain is a drive from Schenectady. Do you really cover it?

Yes. Schenectady, Rotterdam, and Scotia are all well inside the area we serve, which reaches about 100 miles from Fort Plain, and farther when a job calls for it. We respond to new inspection requests within 24 to 48 hours, and the drive doesn't change that.

We have a large older industrial roof. Can it be restored, or does it need to come off?

It depends on what's under the surface. On a large roof, we check for wet insulation and deck damage across the whole area, not just around the leaks. If most of the roof is dry and the deck is sound, a roof restoration may let you avoid a tear-off. If it isn't, we'll show you the photos and explain why replacement is the better choice.

Our roof leaks every time there is a winter thaw. Why?

A thaw sends meltwater across the roof while drains and gutters may still be blocked with ice. The water spreads out, sits against seams and flashing, and finds any opening. Leaks that show up only during thaws usually point to drainage problems or flashing that has pulled loose, and both can be found during an inspection.
